Sideloading downloaded apps from the store is no problem. Sideloading hacktivated or homebrew apps is not done without a developers account and a developers unlocked device.

You can't jailbreak Windows Phone 8 on current Lumia's.
Piracy in Windows Phone is almost unheard of, sorry.
