Steps to install .XAP file on Windows Phone

1-After downloading the XAP file place it in the root folder of your SD card.

2-On Start, tap Store tile, and then tap SD card

3-If you've just inserted the SD card or added the .XAP files, you might need to wait a few minutes before you can access your SD card from the Store.

4-Select the apps you want, and then tap Install.


Note:
1.Mobile Data or Wifi connection should to available while installing XAP file.
2.You'll need to have the latest version of the .XAP file from the Store on your SD card before you can install it.
3.If it isn't the latest version, it'll be listed under Incompatible apps.
4.XAP Files of all paid Apps are trial versions

Thank you for your reply , I already know that procedure but what I mean to install apps outside the store or not compatible with the device and it so different as the app itself maybe isn't in the store

Now in windows phone 8.1 apps that dropped from store when you want to open them , phone tells you this app isn't in the store and you must uninstall or close the app .
