Upgrade Personal Windows 8.1 Enterprise to Windows 10 Pro

Through a previous employer I had an MSDN subscription and mistakenly installed Windows 8.1 Enterprise on a personal desktop computer. I'm now wanting to upgrade to Windows 10 and understand that, as it stands, this box is not eligible for the free upgrade.

Let's say I have a legitimate, unused Windows 10 Pro license key and want to apply it to this box, what hoops would I have to jump through first? Downgrade to Windows 8.1 Pro first? Could I even do that without wiping the OS?

It's probably safer to simply reinstall the OS. There might well be other volume license components or software on your system that could cause you issues further down the line.
