Lag-free HDMI Matrix Switches...

Does anybody know of or use any hdmi matrix switches? I am reworking my bedroom and will be adding two more TVs but would like the flexibility of switching between what TV I want each device to be on. The devices are Xbox 360, Xbox One, PC (maybe 2), and a Cable Box. Because I will be gaming on some of these, lag free is key.

Am I asking too much? Is there something on the market for me right now? I'd like the cheapest but most efficient solution but I don't mind spending a few hundred if need be (trying to budget everything though)

Any ideas or suggestions?

Well I had a look and a 4 input and 2 output HDMI matrix switch will cost about ?40 to ?500 and a 8 input switch cost over a ?1000 I think ?3000.

Ive seen a couple around that range in the US but I'm curious if this is my best solution? I'd probably get a 4in 4out switch if I did get one

It seems to be the only solution, unless you swap the cables manually which would be a pain!
