Why am I not able to read Xap files?

Xap file issues

I have lumia 730 phone.
I have Developer Unlocked my phone using Windows Phone Mini SDK method.

Till now I have only managed to install only one app in my phone using WPV XAP Deployer or Windows Phone Power Tools.

I always get error message Cannot read as zip file or
Oh oh! An error has occurred. We couldn't open the xap file you gave us! It was either invalid or a Marketplace xap, wich is notsupported via this tool.

Are these xap's ones you've downloaded from somewhere, or are you actually trying to develop your own applications?

The error message is pretty specific: The file is corrupt (rebuild it), or it's a marketplace xap (pirated or not eligible for side loading because it's available in the store already).

If the XAP comes from the Store (XAP for download on microSD card), so it is protected by DRM and therefore impossible to deploy with these tools.
